Professional Building Inspection & Field Report | Koh Samui, Thailand
Building or buying a villa in Thailand is an investment of millions, but photos and updates from your contractor don't always tell the whole story.
A professional inspection and detailed report let you catch defects while they can still be fixed, before they turn into an expensive problem.
I'm Idan, a certified construction technician and building inspector in Koh Samui.
The report gives you a real picture of what's happening on site: what was checked, what was found, what needs fixing, and what to verify before moving to the next stage.
The goal isn't just to improve construction quality, it's also to protect your budget, your timeline, and your return on investment.
Even if you're on the island, or anywhere else in the world.
Want to start with a single inspection and see where things stand?
Most construction problems happen because no one caught them at the right time.
A honeycomb defect discovered after the structure was closed cost one client twenty times what the inspection would have cost.
When a problem is documented and caught in time, you stop right there and fix it. When it's caught too late, you pay for demolition, rebuilding, and project delays.
Once the concrete is closed, there's no way to know what's happening inside.
Critical Inspection Stages
Checking workmanship before the concrete is closed, including honeycombing, rebar cover, concrete integrity, cracks, and overall pour quality. A problem caught at this stage costs a few hours of fixing. A problem that moves to the next stage can cost tens, if not hundreds of thousands of baht in demolition and rebuilding.
Checking critical points before the work gets covered up. A waterproofing issue that isn't caught in time can surface within days, weeks, or months, requiring expensive work that would have been entirely avoidable if caught early.
Checking that utilities, locations, and workmanship match the plan you agreed on with your contractor, before the walls are closed. After the walls are closed, the same problem becomes a repair job that wasn't in your budget, or a compromise you have to live with.
Identifying defects and workmanship issues before you sign off on handover. Once you accept the property, the contractor is gone, and every repair becomes your expense.

What Clients Say
I asked Idan to come to the site during the structural stage of my villa in Koh Samui. He found waterproofing issues at points the contractor hadn't even mentioned. The report was very detailed – photos, explanations, and exactly what needed to be done. For the first time I felt like someone was working for me, not for the contractor. We avoided costly problems long before they became real damage.
Liron | Villa owner, private investment in Koh SamuiIdan came to the site at exactly the point I asked, before the electrical infrastructure was covered up. He identified a mismatch between what was actually built and the original plan. What impressed me most was how clearly he explained everything, in plain language I could understand, and he gave me exact advice on how to approach the contractor with the findings. Professionals at this level are rare in Koh Samui.
Elad | Real estate investor, new construction projectI was managing the project remotely from Israel and couldn't be there myself. Idan was my eyes on the ground. I received reports with photos after every inspection, he was always available for questions and always straightforward, even when the news wasn't good. Thanks to one of his inspections, we caught a plumbing error before the finishes were completed. I don't want to think about what that would have cost after handover.
Yael | Property owner from Israel, remote project managementSample Findings From the Field
Every finding is documented with a photo from the site, a detailed explanation of what it means, and the steps required to fix it. The report is a decision-making tool, not just a list of problems.

This finding revealed several problems at once. The orange line in the photo shows the deviation between the column's axis and true vertical. A column that's off by even one millimeter at the base can be off by centimeters at the height of the next floor. The beam poured on top of it will carry uneven loads, create unplanned stresses, and become a silent failure point that only shows up when it's too late. Honeycombing in the concrete body, along with cracking and chipping, are dangerous problems caused by improper concrete pouring and handling.
Zoom in
The workers bent the moment-resisting rebar on their own, without engineer approval, just to make it fit the formwork more easily. It's a shortcut that only looks harmless, but rebar bent in the field outside its designed flex points loses its ability to transfer moment force, creates stress concentration points, and endangers the integrity of the beam for the life of the building, and the safety of the people living in it.
Zoom in
The contractor was moments away from closing up the plaster. The pipes had been embedded directly in the brickwork without a protective sleeve, and as a result were completely crushed, with grooves running the full length of the pipe. This is a very common practice in Thailand, and it's completely wrong. If the work hadn't been stopped in time, any future repair would have required tearing everything apart just to find the source of a leak.
Beyond the photos, every finding comes with a full professional analysis:
severity level, structural implications, repair steps, and exactly what to demand from the contractor.
Time deviation and missing structural supervision flagged.
Tracking prior findings and site conditions.
Spacer and rebar layout verified before casting.
Professional supervision costs on average less than 4%
of your expected profit.
This isn't just an expense. It's protection for the profit that made you choose to build a villa here in the first place.
Who's Behind the Report
I'm Idan, a certified construction technician and building inspector based in Koh Samui. For about a decade I've worked in construction supervision and building inspection, including several years as a municipal building inspector in Tel Aviv, Israel — day-to-day work that included final occupancy approvals (the local equivalent of a certificate of occupancy), completion certifications, defect detection, code violations, and verifying construction against approved plans.
Since moving to Koh Samui, I've supervised projects on the island and gotten to know first-hand what it's like working with local crews and the specific challenges of building in this environment.
I'm not here to replace your local contractor.
I work for the property owner, and my job is simple:
to tell you what's really happening on site.
Frequently Asked Questions
I work as the property owner's representative, not in conflict with the contractor. I'm not there to replace them. My role is to make sure the work matches the plans and standards, document what's found, and demand the necessary repairs. I know the local construction practices in Koh Samui and where the common failures happen.
The length of the inspection depends on the size, complexity, and stage of the project. The report is usually ready within 48 hours of leaving the site.
The report is written in English by default, so you can easily share it with local contractors and professionals. A Hebrew version is available on request.
The report is a documented professional record that you can present to the contractor, to the authorities, or even to a future buyer of the property. Professional documentation shifts the balance of power in that conversation.
Absolutely. I can join a project at any stage. Even if construction is already underway, a single inspection can uncover findings that need attention before moving to the next stage.
An inspection for a single villa starts from ฿5,000 (Thai Baht), depending on the size and complexity of the project.
